Why we built Lotix
“What can I build here?” Every addition, laneway suite, multiplex or new home starts with that question. Today the answer is spread across zoning by-laws, City maps, cost guesses, lender criteria and a long list of consultants — and it often arrives after time and money have already been spent.
Lotix brings those answers together for the lot in front of you. It reads official planning data, applies the zoning rules clause by clause, models development scenarios with their costs and returns, and screens published financing programs — showing its work at every step.
When the plan makes sense, the same record becomes a project: roadmap, budget, procurement, construction and closeout, shared with the people building it.

What we believe

Results are labelled as verified, estimated, or needing professional review. When the City or an expert has to confirm something, we say so instead of guessing.
Costs, rents and returns are built on assumptions you can see and change. Lotix compares options against your goals — it doesn't tell you what's “best”.
The analysis becomes the project. The property, scenario and budget carry over into planning, procurement and construction, so nothing is entered twice.
Where we are today
The City of Toronto has full coverage. Other GTA municipalities are manual-assisted — Ontario rules apply, and local zoning is confirmed with the municipality or a professional. We add places only when we can back them with real data.
